MPPO Sets Mettings

The MPPO Leadership Committee has set the following dates for meetings.

Tuesday, Sept 23, 7 PM - Organizational Meeting - We will be looking for additional volunteers for the Membership, Communication, Negotiations and Outreach committees. This will not be a Q&A meeting.

Tuesday, Oct 7, 7 PM - Informational Meeting - We will be having a Q&A session as well as guest speakers.

Meetings will be held at the North Euless Baptist Church, 505 W Harwood Rd, Euless, TX, 76039

ETMLC Lease for Comparison

The following is also provided courtesy of Tina Carter. If you wish to sign with Cheaha, compare the lease you are offered to this one which was reviewed by an attorney and approved by ETMLC.

If anyone wants to have the lease reviewed by an attorney, they can sign up for a Prepaid Legal membership at www.carterppl.com

With this membership, they can fax their contract/lease to the Provider Law Firm and they will review it, go over it and answer any questions that may arise (all inclusive in the membership PLUS much more).

The Provider Law Firm is Ross and Matthews and has the highest rating attainable by a attorneys. They have 110 attorneys, six of which are oil and gas attorneys with an average of 20 years experience.

Calculating Street Centerlines

The following information is provided courtesy of Tina Carter for calculating street centerlines to make sure if you are being offered a lease on the correct acreage.

Go to www.euless.org, click on the maps toward the bottom of the page on the right hand side, then type in your address. There is a measuring tool there where you can measure your property. This is an approximate and not exactly rocket science. You will see your square footage under your address on the left. DO A PRINT SCREEN OF EVERY STEP AND TAKE IT WITH YOU!

Then measure each side of the property (width only) that meets a street. Take this number times 25ft. (this is to the middle of the street) Then add this number to the square footage from above (perimeter of property).

Next step.......
Take your total square footage divided into an acre and your result is you property square footage including the middle of the street.
example:
Your Property / Total SF in an Acre = Your Lot Size
20250 / 43560 = 0.464876

REMEMBER...this is an approximate!!!

All surveys are different so the system above could prove to be more accurate. You can take your survey; however, some of them exclude several feet in front of the property including a portion of any sidewalks so it is harder to get these numbers accurate if you don't know how to read your survey. BUT, take the survey with you and use them as a comparison and show them to your landman if there is a discrepancy. If there is a discrepancy, Cheaha will have a person present that can measure your property online, BEFORE you sign. Ask them to re-measure. They will change the square footage if there is a large enough discrepancy. Please do not ask them to change it for "tenths or 100 hundreds of a difference. Don't get angry, they will work with you. If you can't get them to work with you, don't sign and tell them why. Re-check everything and then re-schedule your signing for later if you need too.

MPPO Update

Cheaha Land Services distributed flyers in the Midway Park (MPPO) area yesterday, Sept 10. These flyers say that there will be a "signing meeting" at the Airport Freeway Church of Christ, 210 Airport Freeway this Saturday, Sept 13th from 9AM unti 4PM. Live checks will be issued to those who sign up.

These flyers say that the lease was negotiated/endorsed by the ETMLC who is not part of MPPO. The flyers state that a copy of the lease is attached for review, it is not. The flyers state that there are two well sites, there are not.

Cheaha has been contacted multiple times for information and a written offer to be presented to the MPPO membership. They have declined to provide this.

Cheaha was contacted this morning and requested to postpone the meeting so that the lease could be reviewed, and MPPO members provided pertinent information; this was declined as well.

The MPPO leadership does not endorse this lease, nor have they been provided a copy for review.

DO NOT SIGN ANYTHING THAT YOU HAVE NOT HAD REVIEWED BY AN ATTORNEY!

Current Status

In late February, Dale Property Resources was contacted to begin talks concerning leasing. At that time, Dale declined to negotiate, saying it was "not in their companies best interest."

On May 12, Cheaha Land Services was contacted requesting information concerning their lease interests in the Euless area. Cheaha is the company that recently agreed to a $19,000, 3 year lease with the East Trinity Mineral Leasing Committee (ETMLC) which covers southeast Euless.

MPPO Goals

Midway Park Property Owners (MPPO) was created to maximize the benefits of the Barnett Shale leasing by negotiating for the highest possible Signing Bonus and the friendliest mineral rights owner lease agreement.

Our boundaries are Hwy 157 to the west, Euless Main to the east, Harwood Rd to the north and Airport Freeway to the south.
